Yes and No Questions

DESIGN REVIEW BOARDS:

1.     Should we continue appearing before the Design Review Board (DRB) on specific projects?

2.*   Some DRB members say “compatibility” should be determined by reference to future, as yet unbuilt remodels and projects, rather than existing homes in the neighborhood.  Do you agree?

3.*   Currently, Staff can exempt changes of less than 200 sq. ft. to front facades of homes from DRB review.  This includes porches and small additions.  Should all projects altering the front facade be subject to DRB review or, at a minimum, be noticed to neighbors so they can require DRB review?

4.*   Should DRB allow garages in the front of a house if other homes on the block have them in back?

5.     Should DRB meetings be held in the evening, instead of in the afternoon, as at present?

6.*   Should “compatibility” be determined by reference mainly to the block on which a house sits, as opposed to all surrounding blocks within the DRB notice area?

7.     Do City inspections of projects need to be beefed up, including hiring more inspectors?

8.     Based on new projects you see in your area, do you think DRB is doing a good job of preserving the character of your neighborhood?

OTHER ISSUES

9.*   Absent extraordinary circumstances, should the City ever grant a variance allowing a new or remodeled home to exceed the maximum FAR for its lot?

10.* Should proposed big new homes on hillside lots that are much larger than other lots in the area be required to be smaller than the code allows if needed to make it compatible with neighborhood?

11.   Should the city allow creation of any new flag lots (a lot with a long driveway from the street to a house on a lot in the rear of an existing house) in Northwest Glendale?

12.   Currently, the legal building setback ( the distance from the street to the front of a home) for all
R-1 zones is 25 feet.  Should block-by-block overly zones be created to more closely reflect the actual setbacks of existing homes on each block to prevent construction closer to the street?

13.   Should the City Council have downzoned “Area 14” from high density multi-family R1250 zoning to medium density R-2250, instead of “compromising” at medium-high density R-1650 zoning?

14.   Should Glendale allow homeowners to form historic preservation districts for their own block or neighborhood if design controls are reasonable?

15.*  Would you vote for a parcel tax to buy hillside lots in your area to stop development?

16. Do you favor speed bumps on streets that regularly have speeding drivers NW Glendale?
